I dont' think the drive has been written yet. I think they just realeased the API to the e27 a couple weeks ago.
 

Ive put in a handfull of the moen flo's with good results. Have also done an Elk motorized valve that was controlled via a Elk security panel which monitored water sensors. Id recomend the flo as it does flow monitoring as well as well as their leak temperature detectors and has Away/home modes which can be set through the c4 driver.

No problem!  Yes I can confirm that you can buy the "non-wifi" version of the lock and insert a C4 card into that (that's what I did) - no need to buy the wifi version.

You are correct, i don't think i would pick up the unmanaged switch. Id plug into the router and test the ISP first. 
If you plug into the switch you should be able to ping the router IP in ping plotter. That would tell you if its the switch. *havent tried this but seems logical*

Ah oh, sorry misread that. id hire an electrician as well. There are lots of ways to wire a 3 way...
